- You send me the address and a couple of details — how many beds, how many baths, anything you've updated in the last five years.
- I pull comps from the MLS — sold, pending, and active — within your specific micro-market. Not a five-mile-radius algorithm; actual comparable houses.
- I write up a one-page summary with three pricing scenarios: conservative, market, and stretch. Each one has a likely outcome and a risk note.
- If you want to talk through it, we book 20 minutes. If you don't, the summary is yours.
